De Snippe Damme – General Terms and Conditions
These terms apply to all bookings of our B&B, holiday homes, and event/meeting spaces in Damme.

  1. Bookings and payment
    A booking is considered final once the deposit and the full amount have been paid as specified in the confirmation. The deposit will be fully refunded in case of cancellation, provided that the cancellation conditions below are respected. A minimum stay of two nights applies to our holiday homes, both during the week and on weekends. For the B&B, a minimum stay of two nights applies during weekends unless otherwise specified.
     

  2. Deposits:

    - Watersnip: € 750
    - Houtsnip: € 1000

  3. Cancellation

Rooms:

  • 14 days before arrival: full refund
  • < 14 days before arrival: full amount due (100%)

Houses:

  • 90 days before arrival: refund of the amount minus 30% (70% refunded)
  • 89 - 30 days before arrival: refund of the amount minus 50% (50% refunded)
  • < 30 days before arrival: full amount due (100%) (no refund)
     
  1. Check-in / Check-out
    Times are specified in your confirmation. We kindly ask you to respect these unless agreed otherwise.
     

  2. Use of the accommodation

    Please treat the accommodation with care and respect the maximum capacities per house allowed. Watersnip has a maximum capacity of 14 people, whereas Houtsnip can host up to 22 people.

    House rules:

    Pets: not allowed on the premises (Perro dog boarding is located 500 m from De Snippe)
    Smoking: strictly prohibited throughout the entire property
    Access: only registered and booked guests are allowed on the premises – no external visitors
    Quiet hours: silence from 10:00 PM – loud activities, parties, and bachelor/bachelorette parties are strictly forbidden
    Damage & excessive soiling: in case of damage or excessive dirt (e.g. grease stains, misuse of furniture, smoking indoors), a flat-rate cleaning fee of €350 will be charged
    Key loss penalty: €50 per lost key
    Missing items: a fee of €50 will be charged for any missing cushion or towel
    Kitchen & check-out: all used plates, glasses, mugs, pots, and cutlery must be placed in the dishwasher at check-out. The dishwasher must be started on the 65°C program
    Furniture: furniture may not be moved. Sofas or other indoor furniture may not be placed outside. In case of violation, a compensation fee of €350 will be charged, plus any additional repair costs to the furniture
     

  3. Liability
    We are not responsible for loss, theft, or damage to guests’ property during the stay.
     
  4. Use of event/meeting spaces
    The use of event/meeting spaces must comply with local regulations, including noise restrictions.
     
  5. Applicable law & disputes
    All agreements are governed by Belgian law. Any disputes will be submitted to the competent court in Bruges.
